Local environmental plans
Local environmental plans (LEPs) are legal instruments which contain requirements for managing land use and development within a specified area (e.g. Singleton Local Government Area).

LEPs generally comprise a written document and accompanying maps. Amongst other things, LEPs usually contain:

  • Details of which development types are permissible in different land use zones;
  • Minimum lot size requirements for subdivision;
  • Heritage controls;
  • Flooding controls; and
  • Floor space ratio (FSR) requirements;
